What are facility management and preventive maintenance?

Facility management is the day-to-day care of a building's systems so it keeps running. Preventive maintenance is the planned part of that care: scheduled inspection, cleaning, testing and part replacement on HVAC, electrical, plumbing, fire and ELV equipment, done before faults appear. Our technical facility management in Dubai combines both, with a written PPM calendar, breakdown cover and monthly reporting.

Want lower running costs as well as fewer breakdowns? See ECM contracting and facility management. Controls and alarms sit under BMS contracting, and larger repairs or upgrades go to our MEP contracting teams.

Most building problems in Dubai arrive on the hottest day of the year. A clogged condenser coil, a pump that tripped overnight, a fan belt that has been slipping for weeks: none of it surprised the equipment, only the people who had never looked. Facility management and preventive maintenance in Dubai comes down to looking early, on a schedule, and writing down what you find.

Our preventive maintenance services in Dubai start with a walk-through. We list every asset (chillers, AHUs, FCUs, VRF units, pumps, distribution boards, generators, UPS, fire alarm panels, CCTV and access control), note its age and condition, and build a planned preventive maintenance (PPM) schedule around the manufacturer's guidance and how hard the building really works. A clinic, an office floor, a retail unit and a villa each get a different calendar.

Between visits, a technical facility management team sits behind one phone number. Breakdown calls are logged, attended and closed with a job card, so you can see what failed, what we did and whether it is likely to happen again. When a repair is bigger than a call-out we quote it separately, and our MEP contracting engineers carry it out. Nothing is added without your approval.

An annual maintenance contract for commercial buildings in Dubai should be easy to read. Ours state visit frequency, response times, what is covered and what is charged extra, and we review the contract against the asset register every year. Already have a maintenance company? We can audit its work first and tell you plainly whether the PPM is actually being done.

When to call us

You do not need a finished brief. If any of these sounds familiar, let's talk.

  • Summer breakdowns keep repeating on the same plant.
  • You pay for maintenance but cannot see proof of the work.
  • A new building is being handed over and nobody owns the O&M manuals.
  • A landlord, lender or insurer wants a documented maintenance plan.

How we work

  1. Survey and asset register

We walk the building, list every asset and record its condition.

  2. Plan the PPM calendar

Visit frequency and tasks are set to the equipment and the building's hours.

  3. Maintain and respond

Scheduled visits, job cards and 24/7 breakdown cover.

  4. Report and improve

Monthly reports, repeat-fault analysis and a yearly contract review.

Facility Management & Preventive Maintenance: questions, answered

What is the difference between preventive and breakdown maintenance?

Preventive maintenance is planned work done on a schedule to stop failures. Breakdown maintenance is the emergency repair after something has already failed. A good contract has both: the first keeps the second small and rare.

How often should HVAC and electrical systems be serviced in Dubai?

It depends on the equipment and how hard it runs. In Dubai's heat, dust and humidity, filters and coils usually need attention monthly or quarterly, while electrical thermal scans and earth tests are normally yearly. We set the frequency per asset and put it in writing.

What does an annual maintenance contract (AMC) for a commercial building cover?

It should list the systems covered, visit frequency, response times, reporting and which parts or repairs are included or charged extra. We keep ours short and itemised so you always know what you are paying for.

Do you maintain equipment installed by other contractors?

Yes. We survey the equipment first, record its condition and agree a scope. Where parts are obsolete or a system is unsafe, we tell you before the contract starts.

Do you offer 24/7 emergency support?

Yes. A 24/7 breakdown line is part of our maintenance contracts, and response times are agreed per site and written into the contract.

Is preventive maintenance cheaper than repairing things when they fail?

In most buildings, yes. Planned work avoids emergency call-outs, out-of-hours rates and the cost of downtime, and equipment that is serviced on time usually lasts longer. The saving varies by building, so we compare your repair history with a proposed plan.

Can you take over from my current maintenance company?

Yes. We audit the existing records, agree a handover date and take over the asset register so there is no gap in cover.

Do you look after villas and small buildings or only large ones?

Both. Villas, shops and small offices get the same planned approach, with a lighter calendar and a simple monthly summary.
